Self manage or Property Management for Out of State Investors?
For out of state investors who self manage, how do you create an efficient, scalabe process e.g., with tech or people) and how did you build a network of trusted vendors? For those who use property managers, how do you structure your agreements to ensure they are incentivized to keep costs down? Did you underwrite your deal assuming they take just the 8-10% fee or did you add more (e.g., if they take 1st month’s rent and upcharge on repairs, etc)?
